As of July 2024 when this is being published, there are currently 198 homes on the market in active status in Clatsop County, and 76 are in pending status. By the end of June 2024, homes were selling for an average of 97% of their list price, according to the Clatsop MLS. The median sale price in June 2024 was $625,000 compared to a median sale price in June 2023 of $559,000, which represents a 11.8% increase for the month. During that same period, average days on the market decreased from 96 to 84 days.
A few months have passed since the last newsletter update, and the real estate industry is still in the process of making changes to our standards of practice which have resulted from a legal settlement with the National Association of Realtors. We are expecting these changes to go into effect as of August 17, 2024, unless this deadline is delayed by the powers that be. Realtors will be required to enter written representation and compensation agreements with their buyer clients earlier in the purchase process (prior to buyers viewing homes). Also, offers of cooperative compensation for buyer’s agents will no longer be permitted to be shared in the Multiple Listing Service, however offers of compensation from sellers are still allowed and will remain part of the negotiation process when selling a property. It will be interesting to see how these changes affect the sale process, and who these new policies ultimately help or harm.
