Preparing For Photography & Videography of Your Home

First impressions are so important! Buyers first impressions of your home will be made as they are looking at photos of the property on the internet. It takes a little work on your part to get your house into tip top shape in preparation for professional photography.


Based on the weather forecast, I will make an appointment with you to professionally photograph the home. I will try my best to photograph the exterior of your property on a nice sunny day, but that’s not always possible here at the Oregon Coast. In some instances, we may handle photography of your house during two different appointments, as different lighting conditions and weather may impact exactly how we want to present your property. I will discuss my plan with you so that you know what I’m thinking.

Suggestions for getting your house ready for the photography appointment:

  • Eliminate clutter! Be sure to clean off kitchen & countertop surfaces as much as possible (even if it means throwing things into a drawer or closet temporarily). You can expect that I’ll be moving some of your items around as well, to capture the best pictures. I’ll do my best to put things back into place once I’m finished.

  • Now is the time to use your best linens on the beds, and bright white towels in the bathrooms.

  • On the day we have photos scheduled, please be sure to open all your blinds and turn all lights on in the house.

  • It’s best to remove your pets and evidence of their existence from the house on photo day.

While I will do my best to present your house in the best possible light for photos, it’s important to remember that Buyers hope to find houses in relatively the same condition when they’re looking at the house as compared to photos online. I say this because ongoing maintenance of the house’s clean & spotless condition will be needed to make sure that you’re ready for a showing at a moment’s notice.


Activating The New Listing

After the weeks & possibly months of preparation, your house is going on the market. I have been working hard to create customized marketing materials, ad copy, and social media posts to help your house truly shine. On the date that we agree upon, I will make your house sale listing “live” and buyers will start checking out your property. Your home listing will appear on both the local Multiple Listing Service (Clatsop MLS) and the statewide Multiple Listing Service (RMLS). I am also a paid advertiser on Zillow, which will feature your property more prominently to prospective buyers. Your property listing will be distributed to hundreds of syndicated real estate websites across the internet over the first 24-48 hours of your property listing being activated.


Once your home is live in the MLS, I will forward you a copy of the listing to review. Please look over the details carefully and let me know if you notice any errors or omissions. Remember, you and I are working together as a team with the mutual goal of getting your property sold, and it's best for us to put our heads together in this effort.


I will continue working to get all marketing materials and our marketing plan into place during the first few days and weeks of listing your property for sale. There are a few things you can do to help…

  • If you’re on social media like Facebook or Instagram, please let me know and I will provide you with marketing materials if you’d like to help broadcast your home sale to your sphere of influence. Your friends and family who know your home may know just the right person who would be interested, so don’t keep your home sale a secret… help me spread the word to people who already know and love your home!
